FINANCIAL MANAGEMENT SERVICES

The Lighthouse Property Management Accounting Staff provides comprehensive financial services of the highest quality. The financial stability of your Association is one of our highest priorities. Our experienced staff of accountants, bookkeepers, A/P-A/R Department, and Collections Manager are all equipped with an expert level of professionalism. At Lighthouse, we utilize a meticulous Checks & Balance System, with complete transparency, so that you can be assured your fiscal matters are secure .

Financial Services

  • Furnish monthly financial statements for the Association on an accrual basis in accordance with Generally Accepted Accounting Principles.
  • Prepare prompt disbursement and payment of all obligations and expenditures for the Association.
  • Provide information for filing governmental agencies forms, reports and returns including Federal and State Income tax.
  • Prepare monthly, quarterly, semi-annual and/or annual billings for the maintenance fees of the Association’s members.
  • Bill, collect and receive, in the name of the Association, all budgeted maintenance and reserve fees.
  • Initiate a standardized written “Collection Policy’ established cooperatively by Lighthouse Property Management, your documents, Florida Statutes, legal review and the Board of Directors. Follow-up on all delinquent accounts.
  • Maintain a proper accounting of Reserve Component activity for the Association.
  • Provide assistance to any accounting firm engaged by the Board of Directors to perform required accounting or audit services.
  • Establish and maintain bank accounts in the name of the Association (e.g., Operating Accounts, Reserve Accounts, Money Market Accounts, Certificates of Deposit), as required or as necessary.

DEVELOPER SERVICES

With Lighthouse, we understand the dynamics of Developer Turnover: from customer service and budget limitations to state compliance and deadlines. The Lighthouse approach to Turnover is to work as a liaison between the Association & the Developer, creating common ground, and providing vital information to ensure a successful transition. Here’s how we achieve that goal:

  • Twelve (12) Full Charge Bookkeepers & Accountants
  • Twenty (20) Community Association Managers (CAM)
  • Fully licensed in-house security company (B-1100214) (Osprey Security)
  • Full time staff: CEO, CFO, Director of Human Resources, Director of Website, Collections Department, General Manager and Director of Marketing
  • Over seventy (70) various on-site personnel, (On-site managers, assistant managers, concierge, security, maintenance and house cleaning personnel.)

We work with the Developer, in order to find cost controls that will enhance the community, while remaining within Budget constraints. PROJECT ADMINISTRATION

When it comes to executing a successful project there is so much more involved than just saying, “Do it!”

Depending on the scope of work to be done, there be may many of entities that are involved in getting the job done right.

Lighthouse Property Management’s Project Administration Division is a fee-based service that will be the point where all communication and documentation is centralized. Beginning with the first steps of visualizing the project, we will be a guide for your Association. We will advise and you help navigate through the selec-tion of engineers and architects if needed, assist you through the bidding process and selection contractors, monitor the execution of the work and, ultimately, close-out the job. Our diverse exposure to a large variety of projects affords us exper-tise beyond that of the limited role the typical Property Manager.
